From Months on the Market to Sale Agreed in Four Weeks
Not every property sells quickly. Sometimes a home can sit on the market for months without securing a buyer, leaving owners wondering what has gone wrong.
Recently we were asked to take over the marketing of a home in South West Cornwall that had experienced exactly this situation.
The property had been listed with another estate agent for many months without finding a buyer. The owners understandably felt frustrated and were keen to understand whether a different approach might produce a different result.
After meeting with the sellers and reviewing the marketing, we agreed a plan to relaunch the property.
A Fresh Launch to the Market
When a property has been on the market for a long time it can become what agents often call “stale”. Buyers who regularly search Rightmove and Zoopla may have already seen it, meaning interest naturally slows.
In these situations, simply continuing with the same marketing rarely changes the outcome.
Instead, we approached the property as a complete relaunch.
This included:
• Refreshing the presentation of the home
• Reintroducing the property to active buyers
• Ensuring strong exposure to buyers looking across South West Cornwall
• Generating renewed momentum in the market
The goal was simple: make buyers look at the property again with fresh interest.
The Result
The response was immediate.
Within four weeks of launching the property with The Mather Partnership we arranged seven viewings and received multiple offers.
The property is now sale agreed and progressing through the conveyancing process, with our sellers looking forward to their move.
Why a Fresh Approach Can Make Such a Difference
Situations like this happen more often than many sellers realise.
When a property has been marketed for a long period without success it does not necessarily mean there is anything fundamentally wrong with the home itself.
Often the difference comes down to factors such as:
• How the property is presented
• The strength of the marketing launch
• The exposure to the right buyers
• The overall marketing strategy
A fresh set of eyes and a well planned relaunch can sometimes transform the level of interest.
Thinking of Changing Estate Agent?
If your property has been on the market for a while and you feel it deserves a fresh approach, it may be worth reviewing the marketing strategy.
At The Mather Partnership we regularly speak with homeowners across Helston, Hayle and South West Cornwall who are in this position.
Sometimes only small changes are needed. In other cases a full relaunch can create the momentum required to achieve a sale.
If you would like an honest conversation about your situation, we would be very happy to help.
