The Summer Property Market Is Hotter Than You Might Think

With Cornwall enjoying some beautiful summer weather, the local property market has been heating up too.

There is a perception that very little is selling at the moment. We understand why it may feel that way, particularly if your own property has been on the market without attracting the interest you had hoped for. However, the actual figures tell a very different story.

At The Mather Partnership, 27 sales were agreed in June, followed by a further 28 in July. August has also started strongly, with 10 sales already agreed at the time of writing on the 6th August. 

That is 65 sales agreed since the beginning of June. During the same period, a further 41 sales have successfully completed, with buyers receiving the keys to their new homes.

Together with an average of 500 viewings booked each month on properties marketed by The Mather Partnership, these figures demonstrate just how active the summer property market has been.

Buyers Are Active and Properties Are Selling

We are also seeing an increase in buyers registering for our Heads Up property alerts, which notify them about suitable homes before they appear on the major property websites. This provides further evidence of the strong appetite among buyers actively waiting for the right property.

The number of sales agreed, completed sales, viewings booked and new buyer registrations paints a very clear picture: buyers are active, arranging viewings and making offers. Properties across a wide range of locations, styles and price brackets are finding buyers.

This is genuinely encouraging news for anyone currently looking to sell. It demonstrates that buyers are active and prepared to make offers when they recognise the right combination of property, presentation and price.

We also understand that these figures may feel frustrating if your own property has not yet attracted a buyer. However, they provide valuable context. When the wider market is moving strongly but an individual property is receiving limited enquiries or viewings, that response should not be ignored. It is the market providing clear and useful feedback.

Why Price Matters So Much

Today’s buyers have more information available to them than ever before. They receive instant alerts when new properties come onto the market, closely compare similar homes and quickly form an opinion on value.

This means that even a wonderful property can be overlooked if buyers feel its asking price is too far above the alternatives available to them.

Where a property is well presented, properly marketed and readily available to view, yet interest remains limited, the asking price is usually the deciding factor.

This does not mean reducing the price for the sake of it. It means positioning the property at a level that makes buyers stop, take notice and arrange a viewing.

A price adjustment can introduce a property to a new group of buyers, create fresh momentum and encourage the interest needed to generate a successful sale. The longer a property remains on the market without that interest, the more important it becomes to respond to the feedback buyers are providing.

Ultimately, the market determines whether a property’s price is right. If buyers are viewing and making offers elsewhere but consistently overlooking a particular home, its position within the market needs to be reviewed.

Make the Most of the Summer Market

Summer remains an excellent time to showcase a property. Gardens are looking their best, the days are longer and many buyers are keen to secure their next home and progress their plans.

The key message is clear: properties are selling, sales are completing, viewing demand is high and the local market is performing strongly.
