Offer Accepted? Act Quickly to Avoid Delays and Get the Property Taken Off the Market for You
Having an offer accepted is exciting, but there are a few important checks to complete before the property can be withdrawn from the market and the sale instructed to your solicitor.
For every person named as a buyer, we will need:
• Photographic identification
• Proof of their home address, dated within the last three months
• A signed PEP form, which we will provide
• Your solicitor’s name and contact details
If you are buying with a mortgage, we will need:
• Your mortgage broker’s name and contact details
• Your mortgage agreement in principle
• Proof of your cash deposit
If you are buying without a mortgage, we will need:
• Proof of the full cash funds required to purchase the property
Why speed matters
Providing these documents promptly shows the seller that your finances are in place, that you are serious about the purchase and able to proceed, while giving them the confidence to take the property off the market for you.
Until everything has been received and checked, the property must remain available and viewings with other prospective buyers may continue. It is therefore very much in your interest to send the information as quickly as possible.
The most common cause of delay
Proof of funds often causes problems because phone screenshots do not always show the account holder’s name.
We require bank statements to be dated within the last three months and to clearly show your name and the funds available. If any part of your deposit is being gifted, let us know as early as possible, as further information may be required.
The PEP form simply confirms whether you are a politically exposed person. If you are, we will explain what is required and guide you through the next steps.
Having everything ready allows us to reassure the seller, withdraw the property from the market and get your purchase moving without unnecessary delay.
