Autumn can be a lovely time to show a home. The softer light, changing colours and cooler days give you a chance to make it feel especially welcoming.
You do not need to redecorate or spend a lot of money. A few thoughtful changes can help buyers see both the property and what it might be like to live there.
Make the rooms feel inviting
Start with the places where buyers are likely to spend the most time. A throw on the sofa, a textured cushion or a rug can make a living room feel warmer without making it look staged.
Keep it simple. Buyers still need to see the space, so avoid filling every surface with seasonal decorations. The aim is to make the home feel comfortable and cared for.
Make the most of your fireplace
If you have a fireplace or wood burner that you use regularly, it can be a real feature during an autumn viewing. Make sure the hearth is clean and, if practical, have the fire lit before buyers arrive.
If lighting it is not suitable, simply presenting the fireplace well will still help buyers appreciate the room. A tidy mantelpiece and a comfortable seating arrangement can draw attention to it.
Check the lighting
As the days get shorter, lighting matters more. Walk through your home at the sort of time a buyer might visit. Are there corners that feel dark? Does every light work?
Replace blown bulbs, open curtains and blinds fully during the day, and use lamps to bring warmth to rooms in the evening. For a viewing after dark, switch the lights on before buyers arrive. The view of a welcoming home from the front path makes a difference.
Take care of the outside
