Recently Completed: A Look at Some Wonderful Homes Sold Across South West Cornwall

No two property sales are ever quite the same. Over recent weeks, we have completed on a fantastic mix of homes across South West Cornwall, from a substantial equestrian property on the Lizard Peninsula to coastal homes, village cottages, family houses, renovation projects and development land successfully sold at auction.

The range in value is just as striking, from £80,000 through to £840,000.

That variety tells an important story about the current market. Buyers are still moving, but different homes attract different people. A successful sale is about understanding the property, understanding the likely buyer and responding honestly to the market.

Here are some of our recent completions.

St Keverne, Guide Price £840,000

Set within approximately nine acres near St Keverne, this impressive three bedroom home combined countryside living with excellent equestrian facilities, including stabling for up to seven horses, paddocks, a sand school and a range of barns and outbuildings.

A lakeside cabin with sun terrace added something particularly special, while Porthallow beach was only a short distance away. A rare lifestyle property offering space, privacy and easy access to the coast.

Manaccan, Guide Price £568,000

This characterful four bedroom country cottage near Manaccan offered a wonderful mix of traditional charm and flexible living.

An AGA, inglenook fireplace and log burners gave the home real warmth, while generous gardens, a bespoke octagonal studio, double garage and further home office space added to its versatility.

Porthleven, Guide Price £450,000

Set within the popular Reeves Close area of Porthleven, this detached three bedroom bungalow combined a generous plot with the convenience of being within easy walking distance of the village.

The conservatory was a particular highlight, enjoying views towards the sea and Porthleven’s iconic Clock Tower.

Ashton, Guide Price £460,000

This beautifully presented detached home offered the sort of space and layout that works brilliantly for family life.

With four bedrooms, a generous kitchen and dining room, a lounge with wood burning stove and an attractive garden, it also enjoyed easy access to both countryside walks and the nearby coast.

Breage, Guide Price £465,000

This detached barn conversion offered a lifestyle that many buyers associate with Cornwall.

Alongside its three bedroom accommodation, the property enjoyed large gardens, a paddock, polytunnel, garage and generous parking, offering plenty of opportunity to enjoy outdoor living.

St Ives, Guide Price £310,000

Positioned right in the heart of St Ives, this Grade II listed two bedroom flat put the harbour, shops, cafés and three beaches within easy reach.

Its generous accommodation and central location gave it broad appeal as a permanent home, second home or holiday property.

Hayle, Guide Price £299,950

Coming to the market for the first time in around 50 years, this double fronted cottage on Millpond Avenue had a lovely story behind it.

Overlooking the millpond, it offered three bedrooms, a rear garden and driveway parking, with Hayle’s harbour, shops, schools and beaches all close by. After half a century with one family, it is now beginning its next chapter with new owners.

Helston, Guide Price £299,950

This three bedroom semi detached home offered a practical and comfortable setup for modern family life.

A spacious kitchen diner, conservatory, garage and driveway parking were complemented by solar panels, battery storage and an electric vehicle charging point.

Goldsithney, Guide Price £150,000

This three bedroom end of terrace home appealed for a very different reason: potential.

In need of refurbishment throughout, it offered buyers the chance to create something of their own, with a long rear garden, garage and additional parking providing plenty to work with.

Cusgarne, near Truro, Guide Price £80,000 to £100,000

Not every completion begins with a front door.

This parcel of land at Trehaddle extended to approximately 0.17 acres and benefited from Permission in Principle for between one and two homes, creating an opportunity for a self builder, developer or investor.

Different Homes. Different Buyers. The Same Goal.

These sales span a huge range of property types and price points, but they all demonstrate the same thing.

There is no single formula for selling every home.

A renovation project in Goldsithney needs a different approach to an equestrian property near St Keverne. A central St Ives flat will attract a different buyer to a rural cottage near Manaccan.

Good estate agency starts with understanding those differences.

It means presenting a property properly, recommending a sensible pricing strategy, putting it in front of the right people and listening carefully to what the market tells us.

We do not believe in promising a figure simply to win an instruction.

Our job is to give every property the best possible opportunity to achieve a successful sale, provide honest advice throughout the process and work hard to get that sale all the way through to completion.

Because agreeing a sale is only part of the job.

Completion is the result that really matters.

If you are thinking about selling and would like an honest conversation about your own home and the current market, our team would be very happy to help. Book your appointment with us here.

September is a lovely time to be in West Cornwall. The summer crowds begin to ease, but there’s still plenty going on, with food, music, local heritage and some brilliant community events happening throughout the month.

Having an offer accepted is exciting, but there are a few important checks to complete before the property can be withdrawn from the market and the sale instructed to your solicitor.

Most People Start Thinking About Moving Long Before They Put Their Home On The Market.

When you invite an estate agent to value your home, you want a clear answer. You may already have a figure in mind, particularly if your next move depends on achieving it.
